What's with all those signs made of crummy material posted illegally that say things like "real estate jnvestor seeks apprentice $20/hr" or "we buy homes cash any price" etc

seems like it started in mid 2000's and never let

I think the real estate investor seeks apprentice $20/hr is a scam/legitimate if that makes sense.  To get into real estate, it costs like $30,000 at the big shops.  Well, not really $30k, but they call it training through 2 sales, in which the training agent keep a majority of the commission.  (it's just a pyrimid scheme)

So the $20/hr is a way for real estate firms to get labor or apprentices on the cheap that can't afford the training fees that some places charge.  For instance.  You pay someone $20/hr to do all the grunt work in buying/selling/flipping a house, teaching them how to buy and sell.  Say you buy a house and it sells in a month.  $20 hr x 8 x 5 x 4 = $3,200.  House sells for $500,000 and you get say a 3% commission.  So the 'investor' gets $15,000 for a net of $11,800.  'Investor' might also make it on the front end commission for buying the house in the same amount.  So they are making $26,800, while the apprentice makes $3,200.
