Yea, the thought of suing your family members because your mom sold her house, even if technically it was all of your house is incredibly selfish. Now, if you had been helping your mom out with the mortgage that would be completely different, but since you weren't, it was only your house if she would have passed.

Because it's not his mom's house legally, it's Happybat and his siblings house. Normally life estates require the approval of all owners to sell so yes Happybat should get an experienced lawyer. I do know a real estate lawyer so feel free to shoot me a DM Happybat. 

Doing this is one way to avoid probate. I'd be curious about what your lawyer friend has to say. Is there no way for the LIFE TENANT to change it while alive?
