Why Arte Moreno will win the 2020 Winter Meetings

You guys do understand that baseball ownership in this decade is about real estate development.  Baseball is secondary, and may be tertiary.

I am sure there is some truth in the real estate development point you make.

But a big part of the “game” is simply supply and demand.

There were 41 billionaires in the Us in 1987.

Now there are 630 billionaires in the US.

You can “lose” a ton of money year over year and then sell the team to the highest bidder and make all your money from the equity gain.

You can’t just consider the lower amount Arte paid ($150m instead of $375m) and think this automatically means it is more profitable for Moreno.

He now has an obligation to produce 500 low income housing units instead of (potentially) high-end luxury units.  Low income housing units are worth less if you sell them, and generate way less revenue if you keep them.

The difference is $350k per unit.

Yes he paid less, but what he ends up with is worth way less too.  He isn’t pocketing $175m.

Don't forget the tax breaks and subsidies for developing low income housing.

The stupidity of the "low income housing" in desirable areas is once sold, the property values rise to the area overall value. So any housing built near the stadium and upscale shopping and dining instantly becomes high value real estate.

This! He's a business man first and foremost. I wouldn't be surprised if he decided to sell the team at some point while developing the land.

Development of the infrastructure for the land is slated to begin in 3rd quarter 2021. As fast as all those apartments went up off Katella, they can knock this thing out in 5 years since they aren't building a new stadium.

Artie has spent money no denying that. He went after Cole but fell short and did spend money on Rendon. Pitching is name of game and just hard to come by. Again this winter I feel Angels are close but need 2 top pitchers to push them to the top. Skaggs death and injuries to Ohtani have really hurt. I personally think teams will be cutting payroll this off season because of an uncertain future. Artie will need money to develop land he bought. Maybe Reid Detmers and high pick in this years draft will help. Let's hope they keep playoffs at 16 teams.
